A Look at Condos in North Kingstown, RI

As homeowners downsize their homes or want less home maintenance, condo living becomes more appealing. Real estate in North Kingstown is very much in demand because of the geographic location – proximity to the waterfront and coastline of Narragansett Bay and ease of access to the train station, highways and Providence airport. A North Kingstown, R.I. condo can be a great choice for those seeking an easy lifestyle.

One of the more popular areas is the quaint Wickford Village with its historic significance, coastal location, marinas and a tourist shopping mini-Mecca. Having North Kingstown condos close at hand to this location is a real plus. It is part of what makes Rhode Island real estate appealing to buyers who are considering a vacation home or retirement location.

There are two North Kingstown condominium complexes that should be considered, among others, in and around Wickford Village:

Duck Cove – The Duck Cove condos are off of Boston Neck Road just a mile or so outside of Wickford Village. This complex is only a six-unit condo complex made up of three duplex condo units. These condos are exceptional for their living space, which includes about 1800 square feet of above ground living. All were built in the 1980s and have two bedrooms, fireplaces, two to three baths, central air, gas heat, and a downstairs or finished basement with walkout. Cathedral ceilings with skylights are the norm with upscale kitchens and dining rooms. These condos are all on one floor for living area with an attached two-car garage. All have security systems and central vac as additional amenities. These condos are highly desirable and in great demand when they come on the North Kingstown real estate market. They are stunning in their detail and situated on six acres of prime real estate. Duck Cove condos are definitely ones to consider.

Hamilton Harbour – These condos are also off Boston Neck Road another half mile out of Wickford Village on Web Ave. They are set off the street and in two separate buildings that were the mainstay of the mill genre when looms had brought Rhode Island to the apex of the manufacturing industry. In 1984 these two mill buildings, one wooden and one brick, were converted into condominiums. The Hamilton Harbour condo complex has a pool and community clubhouse for all who live here to enjoy. Kayak storage is right on the side of the pool complex, and, considering the number of kayaks, many of the condo owners enjoy the waterfront.

The white building in Hamilton Harbour has the luxury of being on the waterfront of Bissel Cove. With three condo living levels, these waterfront condos are spectacular in layout with stunning views of Bissel Cove. Each one has two bedrooms and two baths, a large living room area, and kitchen with wide-beamed ceilings. Gas heat and central air are added extras to help make these condos comfortable. The monthly condo fees include flood insurance due to their location on the coastline. Septic systems were replaced a couple of years ago, and the management company is up on all maintenance of the units.

There are two levels to this Hamilton Harbour complex. The first floor has one- and two-bedroom condos with small patios. The patios open to the interior atrium enclosure, peppered with flowering trees growing in the courtyard. With lots of light filtering down, this patio area is wonderful. The first floor condos can be from 700 to 1100 square feet. On the second floor, the condos have two levels of living, over 1100 square feet, and huge windows. Remember, this was an old mill with lots of windows and beams that add an old-world quality to the living space.
