Fair Oaks Community and Neighborhoods
Beautiful neighborhoods? We got ‘em. The community of Fair Oaks is known for its rural, bucolic feel, with gently rolling hills, neighborhoods with no sidewalks, and even roaming chickens – and yes, they are wild. A bag of chicken food at the Oaks Hardware in Fair Oaks Village is cheap afternoon entertainment!
Fair Oaks Village has charming craftsman homes from the turn of the century, bordering the American River and surrounding the historic old town. Storefronts reminiscent of a Western movie set house antique stores, coffee shops and our old time hardware store. Events such as the Fair Oaks Chicken Festival pay homage to our chickens, which slow traffic as they ponder why they want to cross the road. Homes in Fair Oaks Village run from the high $200,000s to $2 million for riverfront homes.
Fair Oaks’ most in-demand housing area has no name, but is found south of Winding Way – in the winding, wooded streets near the American River bluff. These areas house the most pricey homes of Fair Oaks, including the bluff homes with river views.
Curragh Downs, near Hazel Avenue and the American River, features larger lots with larger homes – some of which have stables for horses. The winding roads are lined with towering heritage oak trees and lovely landscapes. Bordering the American River parkway, the homes of Curragh Downs run from $300,000 to $800,000.
Rollingwood is located east of Fair Oaks Village with homes built in the 1980s. Its rolling terrain and winding roads create wooded greenbelt lots and stunning natural views. Rollingwood homes are in the $300,000 to $600,000 range.
Phoenix Field is adjacent to Rollingwood with newer homes built on the old Phoenix Field airstrip. Homes are in the $300,000 to $650,000 range and are near the Vernal Pools natural area of Phoenix Park.
Northridge neighborhood surrounds the private Northridge Country Club area with many homes bordering the course. Recent home prices are in the $200,000 to $400,000 range, although golf course frontage adds a hefty premium.
On a more eclectic note, the Bird Track is a charming neighborhood of no sidewalks and rustic cottage homes on large, half-acre lots. Quaint names like Robin Road, Pheasant and Quail tell of an avian connection to this charming neighborhood near San Juan and Winding Way. Recent home sales are in the $100,000 to $300,000 range with larger remodeled homes going much higher.
Fair Oaks Condos
Fair Oaks has a number of condo communities, with prices in the $50,000 to $250,000 range. The Bluffs, a Fair Oaks condo community along the American River near Curragh Downs, has sweeping views of either the river or a wooded canyon. These condos are priced in in the $300,000 to $400,000 range.
Fair Oaks Ranches
While Fair Oaks, Calif., is not known for its ranch properties, horses can be found on many properties with acreage. With a minimum lot size regulated by the county, horses can safely be raised unless neighborhood regulations prevent them. Equestrian riding is at its most picturesque along the 23 miles of American River Equestrian Trail, bordering the American River.
