Chandler, Ariz. is located just 20 miles Southeast of Phoenix and is made up of 58 square miles of housing communities, shopping, dining, major employers, parks, lakes, and university satellite locations. For this reason, Chandler is one of the most desirable locations in the Phoenix metro area to live and work. It’s no wonder one of the most common questions is, “Where are the new homes for sale in Chandler?”

In the 2010 census, there were 94,404 housing units in Chandler. The 2012 census reported Chandler’s population as 236,123, a number that is sure to be much higher with the expansion of the Intel facility and the number of corporations moving to the Price Road Corridor in Chandler.

One of the builders that is offering new homes with a base price starting under $300,000 is Maracay Homes with two communities in Chandler, Whispering Heights and Stonefield Colony.
Whispering Heights is located at Chandler Heights and Lindsay Roads. The community features barbeque ramadas and a half basketball court and is located across the street from Veteran’s Oasis Park – 113 acres of walking trails, fishing lakes, a butterfly sanctuary and more.
Whispering Heights is offering eight floor plans. The smallest home is a single-story with three or four bedrooms and 2,278 square feet, currently priced at $265,000. The largest home is a two-story featuring five or six bedrooms and 4,142 square feet at a base price of $335,000.
Stonefield Colony is located at Dobson and Germann Roads, just two miles from Intel, Orbital Sciences and many other corporate locations. Affordability and location are what makes Stonefield Colony so desirable. Home prices start at $169,900 for a single-story, 1,171 square foot, two- or three-bedroom home and go up to $244,000 for a two-story, 2,097 square foot, four-bedroom home.
One of the most desirable new Luxury Home Communities is Fulton Ranch. Located in the Ocotillo area at Alma School and Ocotillo Roads, Fulton Ranch encompasses 520 acres of luxury custom homes, single-family homes and townhomes. Upscale shopping, restaurants, grocers and more are all set in a picturesque setting of 28 acres of meandering lakes along with water wildlife and walking paths.
Shoreline at Fulton Ranch is offering homes starting at $384,000 for a 2,564 square foot, single-story home with three or four bedrooms. The largest model is a 3,839 square foot, two-story home with four to seven bedrooms starting at $463,900.
The Island at Fulton Ranch is a gated community that features 64 luxury home sites with water views. Custom home prices vary, but start above $1 million.
There are many highly desirable communities in Chandler. One of the most popular locations is the Ocotillo area in South Chandler. The Ocotillo community has an “oasis in the desert” atmosphere with lakes, palm trees and lots of green grass. The crown jewel of the community is Troon’s Ocotillo Golf Resort.
The Ocotillo community has a home for almost every budget. Ranging from townhomes priced in the low $100,000s at the Bridges of Ocotillo to luxury gated communities with homes priced from $500,000 to over $1 million.

One of the most prestigious addresses is Oakwood Hills, located off of Alma School Road just south of Chandler Heights.
