The New Hampshire Association of Realtors has released their first quarter report and with the highest quarterly sales since 2007, 2012 has started strong. The median price for New Hampshire homes is now $188,000, down from $262,000 in 2007. The state's median household income of $61,042 makes New Hampshire real estate very affordable. Vacation home sales constitute 10% of the state's total real estate transaction, making it the third most popular state for secondary homes.

With the rise in sales and the fairer weather of spring has come a matching upswing in the number of New Hampshire real estate listings. March 2012 saw a 64% increase in new condo and single family home listings over the January 2012 figures.

Despite having a relatively short coastline (only 13 miles), New Hampshire waterfront homes comprise approximately 14% of the total listings in the state and have an average listing price of $445,000. If you've always dreamed of living on the water but that price tag still seems steep, New Hampshire waterfront land has a relatively low average list price of just $215,000.

For those looking to move to the idyllic countryside but who aren't quite ready to purchase, the New Hampshire rental market has several excellent options. With 3 bedrooms and 2.5 bathrooms, the average single family home costs approximately $2,400 per month.
